Our Process
Stage 1 – Project Assessment by the Principal House Builder
The very first step is an exploratory telephone conversation where we find out more about you, your project and the budget. We will offer preliminary advice and arrange a meeting to discuss the project in detail.
At this stage, we will also discuss:
- The outcomes you want to achieve with your new home construction
- Your required commencement/completion dates
- Any concerns in relation to the house building or renovation process
Once all the details have been established, and you would like to move to the next stage a Preliminary Agreement will be signed and the process will then be in motion. If you do not have your own architectural plans, we will also arrange a meeting with our architect who will work closely with us to ensure any design fits with your needs.
Stage 2 – Costing / Proposal
Once the designs are approved, we will engage our Surveyor and Engineer for the Preliminary design works.
We prepare a detailed scope of works, which includes all items, selections, fittings and fixture specifications (based on your budget, desired quality and specifications).
We will also prepare a Cost Proposal. Importantly, we cost everything up front, so there are no hidden surprises. Every detail is costed up front at a fixed price. The only variations would be if you decide to change something after the contract has been signed.
Stage 3 –Building Approval
Our in-house team will manage the whole process working with Local Councils and Private Certifiers to obtain approval.
Stage 4 - Contract Signing
Once construction approval has been received a home building contract will be signed and works can commence. At this stage we will provide you with estimated commencement dates and Payment of deposit will be required.
Stage 5 – Preconstruction
Prior to commencement of construction we will timeline the project, meet for your colour and item selections, and commence site preparations. You will also get to meet all the members of the team, who are committed to making your beautiful home.
Stage 7 – Handover
We will arrange an inspection with you of your new home. Have a demonstration of how to use appliances and home features, presentation of keys and Handover of warranty and information pack.
Stage 6 – Construction Commencement
Construction will start and we will provide you with weekly updates on all trade coordination. We also have scheduled site visits with you along the process to walk through the home and have discussions about process.
